What types of situations are bridge loans meant for?

Bridge loans are available to real estate investors needing to close quickly on an investment property without the normal hassles of qualifying for a traditional loan. Most of our loans are refinanced or paid off within the initial 12 months of the loan, to avoid the interest carry of the bridge loan versus a traditional loan.

We can close in 3-5 days, to allow investors to remain competitive with their offers. If you need to renovate the property as well, consider using our fix and flip product instead.

How are your bridge loans underwritten?

Our bridge loans are underwritten in house and primarily based on the value of the property. We also ensure that the value is sustained by sales comps of similar houses in the area. We do NOT look at your tax returns, income, or job status to determine qualifications.

We traditionally lend in urban or suburban areas, on houses that are rent ready. We do not lend to mobile homes, manufactured, log cabins, or unique properties.

How does a bridge loan differ from a fix and flip loan?

Use our bridge loan to purchase a rent ready house. Use our fix and flip loan to finance a property that is needing renovations prior to being rent ready or sold.

How are you able to close in 3-5 days?

What if my credit is below 640?

We can look at exceptions down to 600 with compensating factors such as additional down payment or experience.
